New construction opportunities offer lower upfront maintenance costs, design flexibility, and builder incentive programs, and mortgage loan options.

New built homes are set at a certain price, meaning there's less chance of a bidding war or an appraisal gap.

What is an appraisal gap? 

It is the gap between an offer price and the appraised value. If the appraised value is less than the offer price, then the buyer agrees to pay—out of pocket—the difference. Appraisals are done on behalf of the lending, or mortgage, party. New construction eliminates the concern of an appraisal gap.

New Builds are More Energy Efficient

New home construction offers more energy efficiency and require less maintenance upfront in the immediate near future. There may also be builder warranties and first-year home warranty with the opportunity to extend at a locked in rate for new builds.

Spec Home Standard and Design Center Upgrades: Is it worth it for a new build?

This is where a new home construction certified agent comes in handy too. They can help you distinguish between what the design center options are that are standard versus those that are "upgrades" and will add to the cost of the home, but not necessarily the value. A new build certified real estate agent will guide you through whether to, for example, stick with carpet now because a little down the line, you can hire your own contractor to install the hardwood floors of your dreams for far less than the design center upgrade. And carpet is a whole lot easier and cheaper to rip out than say the ceramic tile you "settled" on instead and still paid a substantial upgrade in cost (and added to your mortgage loan amount).
